WITHOUT giving GOV a clue to that 'communal' thing, seek advice to the USDA. Just as FHA, VA, etc. back loans, so does the USDA in rural communities. While FHA is requiring 3.5% down, it is possible to get 100% of the backing through USDA. All you have to do is buy in a rural community.
Lest you think that means the Ingalls homestead in the boonies, no! It applies to rural counties near big cities. Therefore, look to see if a county about an hour out of the big city would apply. Buy the land even if it has no house. Farmers are glad to sell you half their property when they get old. You can build a cabin on weekends. If you don't get that cash out of that bank, one of two things happen. 1.) Inflation makes that 20k the price of dinner out. or 2.) the bank collapses, goes up in smoke, you get NOTHING. (That famous fraud, the FDIC has up to twenty yrs to pay you back if your bank fails.) You might as well take it out before the banks all go belly up. That may be the only way for crowded city people, including your family, to survive! ALSO, another column, same paper, same day had a Master Chinese cook showing us how to do a DIY fruit catsup (also called CHUTNEY) to go with burgers and other meats, vegie curries when it's called 'chutney.' Chile/onion /peach, apricot, pear or fig base. I do it with bartletts. .If you have an INTEREST in farming, survivalism and self-sufficiency, you probably have brains and have properly acessed the current economic scene. And smart people usually have personality and charm. So, have you ever THOUGHT of asking a farmer for one of his forty acres? Pay him what it's worth. Tell him you'll work for him part time, too, besides paying money. Always check with the zoning in that village as some villages won't let you have a mere two acres. IN which case, you gotta rent your section and write a contract where rent is applied to the purchase price for the entire farm. So when he croaks, if he is childless, you take over.
So, HOW do we find the farm? Try driving the car toward the most scenic hills and valleys near your city. DOn't use FARMLAND websites as they're the pricey stuff, priced in the Millions, sold by PC SAVVY yuppies. Farmers don't do the PC thing. They live in the 50's. They price things in the 50's.
Ask CNN founder Ted Turner. Here's a guy with some serious farmland. His land holdings, in acres, as of mid-September 2007 is beyond any human on earth. He's a smart guy. he must know SOMETHING we don't. The farm that is 100$ an acre today will be $10,000 the acre tomorrow. So he's bankin' in the rose bushes allright. Here's what he owns:
